To set those expectations, a basic outline of the project journey is shared here ...

1. Give Us A Call

To share your project and its scope, either give us a call, send an email, or use the form below. If you’re reaching out in written form, please provide as much detail as possible and send images by email if that will further clarify the request.

2. Project Assessment

If we miss your initial call, or if you send a written request, we’ll intend to respond within 24 hours—even on weekends—to set a time for an assessment conversation to ensure that we understand your needs. Larger scale projects may require a property visit too.

3. Small Scale Projects

Minor maintenance will be scheduled without a formal proposal and may simply be billed at an hourly rate.

3. Large Scale Project Proposal

If the project is of sufficient scale, we will prepare a proposal for your approval. It will include :

  • a definition of the project scope,

  • material definitions,

  • anticipated fulfillment methods,

  • estimated schedule,

  • any specific instructions,

  • and a project cost or hourly rate quote.

And, if you currently have tenants, we will consult them regarding the project schedule to consider and respect their circumstances.

Note that estimated schedules are just that—estimates. The actual timing is inevitably contingent upon factors that can not be completely foreseen or controlled. We appreciate your support with, and patience throughout the project process as we navigate some unknowns while striving to fulfill your needs. Thanks!

If any aspect of the project requires our partner provider’s services, those will be billed at cost. The time that we invest to manage your project’s success along the way will be included in the project quote.

4. Project Approval

If the proposal looks good to you, we’ll get your signed approval and a deposit percentage of the total cost in advance. Then, a work order will be opened to start the project. All work orders are commonly handled in the order in which they were received, although some may take priority based on circumstance. The proposed, project schedule will take Proportun’s overall work load into consideration.

5. Completion & Payment

We will fulfill the project and ensure the property is in clean and resident-ready condition upon its conclusion.

In addition to the initial deposit, other payments may also be required throughout the project, as per the project needs and schedule, for additional materials or partner services. The final, quote amount due will be invoiced upon the project’s completion, with full remittence required within 15 calendar days.
